Excellent opportunity for an experienced, dependable and committed MAINTENANCE SUPERVISOR to lead, support and develop the maintenance team and to provide outstanding maintenance services to our Meadow Woods community of 712 garden-style apartment homes, nestled among tranquil acres of mature trees in the Route 1 corridor of Alexandria, VA 22306

The Maintenance Supervisor will oversee the maintenance operations of Meadow Woods Apartments, including supervising a team of six Maintenance Technicians. The ideal candidate will have strong leadership skills, technical expertise, and a passion for ensuring the upkeep and functionality of our community. 

 
DUTIES:

• Supervise and coordinate the daily activities of the maintenance team, including assigning tasks, scheduling work orders and ensuring timely completion of assignments.
• Schedule and plan work such as general apartment maintenance, preventive maintenance, and turnovers/punch-outs within the community (712 apartments)
• Regular apartment, building and property inspections to identify maintenance needs, safety hazards and areas for improvement.
• Monitor and evaluate maintenance team members’ performance. Train and mentor to enhance team members’ skills and knowledge.
• Enforce safety protocols and ensure compliance with all applicable regulations and company policies.
• Oversight of contractors
• Perform hands-on maintenance tasks as needed, incl. plumbing, electrical, HVAC, carpentry and appliance repairs.
• Respond promptly to resident maintenance requests and emergencies, providing courteous and efficient service.
• Maintain inventory of maintenance supplies and equipment, and coordinate procurement as necessary.
• Collaborate with property management team to develop and implement preventive maintenance programs and strategies.
• Prepare reports on maintenance activities, incl. work orders, expenditures and maintenance logs.
• Assist with budget planning and management for maintenance related expenses.
• Other duties as assigned by supervisors.

 

REQUIREMENTS:

• Established record of supervising at least 4 maintenance personnel
• Minimum of 2 years’ experience as a maintenance supervisor
• 5 years’ experience in residential maintenance
• Strong technical skills in plumbing, electrical, HVAC, carpentry and appliance repair
• Excellent leadership and interpersonal skills, with the ability to effectively communicate with team members, residents and vendors
• Proven ability to prioritize tasks, solve problems and work efficiently in a fast-paced environment
• Knowledge of safety regulations and best practices in residential maintenance
• Must be professional, dedicated to high performance and courteous at all times
• Basic computer skills and prior experience with apartment management software
• Valid drivers’ license and reliable transportation
