Excellent career opportunity to join our team at Fillmore Garden, a vibrant, beautifully maintained 559-unit garden-style apartment community in Arlington, VA, as a Maintenance Coordinator/Leasing Consultant – a dynamic dual-role position where maintenance coordination and leasing performance come together.
JOB SUMMARY
The Maintenance Coordinator / Leasing Consultant plays a key role in supporting both maintenance operations and leasing efforts.
In partnership with the Maintenance Supervisor, this role prioritizes and coordinates repairs, manages unit turns, and ensures all apartments are in excellent condition. In collaboration with the Property Manager, it also supports leasing activities to maintain strong occupancy.
Success requires strong coordination across departments, with a primary focus on maintenance while effectively shifting to leasing/sales responsibilities as needed.
ESSENTIAL DUTIES:
Maintenance Coordinator:
- Coordinate maintenance operations, including work orders, vendor services, and repairs for units and common areas.
- Manage purchase orders for painting, cleaning, trash-outs, and renovation projects.
- Monitor communications (portal, email, voicemail) and ensure timely responses to maintenance requests.
- Schedule maintenance appointments and maintain clear communication with residents.
- Support the Maintenance Supervisor with technician assignments, contractor coordination, and supply inventory.
- Conduct move-out and make-ready inspections and assess damage charges when applicable.
- Maintain accurate records of maintenance activities, expenses, and resident communications.
- Support safety compliance, emergency response, and operations during major weather or crisis events.
Leasing Consultant:
- Lease apartments and market the community to maximize occupancy.
- Serve as the point of contact for prospective and current residents.
- Show apartments, explain pricing, close leases, and process applications accurately and on time.
- Ensure model and rent-ready apartments are clean and ready to show.
- Coordinate marketing efforts, outreach, and follow up on leads.
- Enter service requests on OneSite and keep accurate records of resident interactions.
QUALIFICATIONS/ SKILLS:
- Strong attention to detail and documentation.
- Experience in apartment maintenance or similar role.
- Ability to prioritize tasks and manage multiple projects.
- Knowledge of maintenance practices and safety standards.
- Professional and friendly communication with residents and staff.
- Proficient in Microsoft Office (Word, Excel, Outlook).
- Ability to respond during emergency situations.
- Working knowledge of OneSite/RealPage property management software.
- Outgoing, professional, and enthusiastic with strong sales skills.
- Experience overcoming sales objections and closing leases.
- Strong customer service and multitasking abilities in a fast-paced environment.
- Ability to work Saturdays
ADDITIONAL DESIRABLE QUALIFICATIONS:
- Experience RealPage/OneSite and Knock of great advantage
- Up-to-date NALP or CALP certification preferred
- Bi-Lingual (English/Spanish) preferred
