We are seeking for a creative & dynamic Marketing Manager. The Marketing Manager will lead, coordinate, and develop marketing policies, programs, and campaigns.  The Marketing Manager will have a leadership level corporate role who will work closely with the Marketing Director. The ideal candidate is responsible for providing support throughout the portfolio including onsite teams and regional leadership by creating customized marketing strategies.

 Supervisory Responsibilities:

  • Recruits, interviews, and trains new staff in leasing / marketing techniques and policies


  • Motivate, lead and train leasing teams
  • Implement and oversee marketing strategies, policies and campaigns
  • Assist the portfolio to achieve high occupancy goals
  • Execute a strategic marketing plan
  • Gather and analyze information to identify new markets, products, and services
  • Maintains knowledge of trends and developments in the market.
  • Identifies needs for new products and services and makes recommendations to leadership
  • Oversee and manage the portfolio sales process, pricing recommendations and competition reports
  • Knowledgeable of company policies, and consistently execute and comply with those standards
  • Effective use of a lead management software and advertising tools to increase traffic and lead base
  • Composes, develops, evaluates, and conducts training on marketing activities, strategies, software and policies
  • Inspect models, vacant units and curb appeal, common areas to ensure company standards are being met
  • Perform other duties as assigned



  • Bachelor’s degree in marketing or related field.

Experience:  5-8 years of marketing experience in multifamily property management, real estate, or related experience demonstrating creativity, and campaign social media marketing performance experience


  • Superior written and oral communication skills with the ability to maintain attention to detail, consistency, and grammar.
  • General knowledge of the Washington area market and submarkets
  • Highly organized individual with the ability to manage multiple marketing projects and competing deadlines.
  • A positive attitude, working well independently and in a collaborative team environment.
  • Experience with social media advertising campaigns, including analytics, Google AdWords, Facebook, Instagram, Twitter, TikTok, blogs and others
  • Experience working with Onesite, KNOCK or similar property management and lead management systems.
  • Familiarity with Word, Excel, and PowerPoint
  • Possess strong leadership skills to manage marketing efforts

Physical Demands:  Must have reliable transportation and be available for unregular working hours for scheduled meetings and events. Must be able to actively walk around properties, make observations, write inspection reports, occasionally go up and down stairs while performing job duties.

  • Development of short- and long-term marketing plans
  • Assist site teams to meet occupancy goals
  • Provides oversight of online reputation management and social media initiatives to align with portfolio goals
  • Monitor leasing/advertising reports and property shops to align with portfolio goals and national benchmarks
  • Extensive knowledge about competitors and of the sub-market
  • In depth knowledge of fair housing rules and regulations
  • Professional dress and appearance
  • OneSite by RealPage experience is a plus
  • Knock CRM software platform (follow up and lead generation) knowledge is a plus
  • Participates in, and coordinates promotional activities or trade shows
  • Uses critical and forward thinking to define and execute marketing strategies, brand awareness and action plans around marketing, advertising and sales presentations.
  • Ability to analyze mathematical concepts, such as probability and statistical, fundamentals for budgeting, fractions, percentages, ratios and proportions in related to portfolio marketing management.
  • Meets with advertising and marketing partners on a regular basis to review stats and achieve optimal performance of each source.
  • Assists with planning and implementing company events
